Project Overview
Northway carried out wet rot remediation works at a residential property in Chapel Allerton, Leeds, following an initial survey requested by the property owner.
During the survey, wet rot was identified within the cellar access hatch area. As wet rot is caused by prolonged moisture exposure, the remedial approach needed to address both the affected timber and the underlying conditions allowing decay to develop.
The Issue
The cellar access hatch showed signs of timber decay consistent with wet rot. This indicated that moisture and poor airflow were affecting the timber, creating conditions where fungal decay could develop.
If left untreated, wet rot can continue to weaken affected timber elements and may spread to surrounding areas where moisture conditions remain suitable.
Works Carried Out
Northway carried out targeted wet rot remediation works to address the affected cellar access hatch timber. As part of the works, enhanced ventilation was also installed to improve airflow and help reduce moisture build-up in the area.
