Penetrating Damp

Penetrating damp occurs when water passes through the external fabric of a building, usually as a result of defects in masonry, roofs, rainwater goods or detailing. It can affect walls, ceilings and timbers, often worsening during prolonged wet weather. At Northway Building Preservation we identify the points of ingress and deliver lasting repairs.

Our Approach

Our survey process looks at the building envelope in detail, checking brickwork, stonework, pointing, render, flashings and guttering to pinpoint the source. Penetrating damp is usually localised, but if left unresolved it can lead to serious decay in hidden timbers. masonry and plaster finishes.

Remedial work may involve renewing defective pointing or render, repairing roof coverings, replacing damaged masonry units, or improving rainwater disposal. Where plaster has been compromised internally, we specify suitable repalcements and allow the wall to dry out naturally.

The goal is always to stop moisture at its source and restore the building fabric without unnecessary intervention. By addressing defects correctly and using appropriate materials, we ensure a durable, sympathetic repair.
